A Tenant's Guide

We know renting can be a daunting experience. That’s why we’ve compiled a short guide for tenants that outlines the process and requirements involved in renting a property.

Renting through Redwaters

Redwaters can offer you a range of different properties across the Greater Manchester area. We publish a regularly updated list of available properties which we can send you on request. Our computerised tenant matching service will match your name with a property the instant it becomes available.

When you have found the property you wish to rent, you will be required to complete an application form which will enable us to obtain the following references on your behalf:

  1. Bank reference

  2. Employers reference (confirming your status, employment details etc)

  3. Personal reference

  4. Credit Check

We charge you a holding deposit when you apply for a property through ourselves. This holding deposit covers the processing of your application including safely up-loading your information to our independent referencing agency, Homelet UK, who will then make either verbal, written or electronic enquiries to establish your suitability as a tenant. We will also prepare the property for you and compile the appropriate tenancy agreement and related legal documentation prior to your lease commencement date.

In the case of self-employed applicants, a solicitors and accountants reference also may be required. Payment of the administration charges is required upon submission of your application form to cover our administration and legal costs when processing the application. It is non-refundable should references prove unsatisfactory or you decide to withdraw.

The Tenancy Agreement

Before the lease begins we will send you a draft Tenancy Agreement for your perusal. The clauses contained therein cannot be altered unless specific permission from the landlord is obtained which may delay the commencement date.

The Deposit

A deposit usually equivalent to one months rent is payable upon commencement of the lease and this is held by Redwaters Residential Lettings and Property Management against dilapidations or any breach of contract by the tenant. No interest is paid to either party on the deposit held.
